Urban Land Monetization-Driven Land Use Orientations: An Insight from Land Lease Prices in Addis Ababa

چکیده
Urban land leasing is a monetization strategy that was introduced in 1991 by the contemporary regime. Since then, urban center slum demolitions and their replacement high-end commercial buildings peripheral low-cost residential condominium expansions have been common occurrences Addis Ababa. Land rentiers quote extreme prices at city relatively low towards periphery. Therefore, it has hypothesized supply are determinant factors for use orientations, which pushed low-end groups based on lens of rent theory, 1524 lease 1038 randomly selected parcels using Google Earth were used to evaluate locational trends respectively. This study revealed there significant variabilities between government benchmark actual quoted prices. Because high gaps center, price quotations recorded, this overlaps with resident resettlements condominiums In first 5 km from economic show declining trend The central business district dominated slums partially under demolition buildings, while periphery high-rise condominiums. distance found be an explanatory factor contributions other utilities prices, such as access transportation routes, could future research area.

Data on spatiotemporal land use land cover changes in peri-urban Addis Ababa, Ethiopia: Empirical evidences from Koye-Feche and Qilinto peri-urban areas
Urban expansion is one of the key problems in Ethiopia resulting in displacement of the rural people inhabiting areas bordering the cities/towns. It is also resulting in land use land cover (LULC) changes affecting the livelihoods of the people and the ecosystems [1], [2]. The data presented in this article, therefore, shows the spatiotemporal LULC changes of peri-urban expansion areas known as...
متن کاملMicroclimate land surface temperatures across urban land use/ land cover forms
Urbanization brings biophysical changes in the composition of the landscape. Such change has an impact on the thermal environment locally. The urban mosaic of land use and land cover is thus characteristically composed of local climate zones. The spatial variation in the land surface temperature across specific zone is studied for Bhopal city. The objective of the study was to understand how th...
متن کاملUrban Transportation and Land Use
This chapter is an introduction to the economics of the connection between urban transportation and land use. The nature of the transportation system strongly influences the patterns of land use in an urban area. Indeed, the long-run histories of urban areas sometimes are identified with the dominant mode of transportation of the time; the age of rail, the age of the automobile, and so on. Supp...
متن کاملFrom Land Cover to Land Use: A Methodology to Assess Land Use from Remote Sensing Data
The “land use” concept has evolved during recent decades and it is now considered as the socioeconomic function of land. Land use representation and land use change assessment through remote sensing still remains one of the major challenges for the remote sensing scientific community. In this paper we present a methodological approach based on remote sensing techniques to assess land use in acc...
